DBIA Headquarters Moves to Pennsylvania Avenue
On March 1, 2012, the Design-Build Institute of America (DBIA) will begin operating out of new offices at 1331 Pennsylvania Avenue, NW, Washington, D.C. Following the Institutes’ best practices and using its contract documents, DBIA relied on a one-step, two-phase qualifications-based selection process and used performance-based requirements to guide the design-build team. After shortlisting three teams, DBIA awarded the GMP contract to design-builder DPR Construction, who assembled a team consisting of Envision Architects, Shapiro & Duncan and M.C. Dean, Inc.

DBIA’s current staff of 20 looks forward to occupying the new office space. The building at 1331 Pennsylvania is LEED® Gold certified and the project aims for a LEED CI rating. The highly professional, contemporary, open-plan design reflects the values of an organization that promotes honest communication, appreciation of diverse perspectives and ideas and sees innovation and creativity as primary drivers of quality and value. DBIA will occupy the entire 4th floor and the design and interior build-out will provide optimal functionality and flexibility for the staff today while accommodating the organization’s growth over the next 10 years.

“Because of a strict budget and uncertainty over exact needs, we sought a design-build team that would help us define, design and build,” said DBIA Executive Director Lisa Washington, noting that the new office space allowed DBIA to practice what it teaches owners. DBIA focused on three synergistic elements: Selection of the right team via an effective source selection process; well-defined performance requirements that allow for flexibility and creativity; and contract incentives that focus on non-cost performance.
